BrookLodge & Macreddin Village
Property Finance Loan
Background
Nestled in a secluded Wicklow valley, BrookLodge & Macreddin Village is a unique countryside retreat blending luxury, tranquillity and a deep commitment to organic living. Established in 1999, the hotel revitalised the historic Macreddin Village—once home to a sixth‑century chieftain named Credin and later a bustling fair‑day settlement—bringing new life to its scenic hills, stone bridge and timeless rural charm.

Challenges
The transaction involved a refinance of existing debt, a shareholder restructure, and the funding of a capital expenditure programme for the property. The complexity of the deal was compounded by time pressure around completing the transaction, which influenced the Promoters’ decision to proceed with Capitalflow as their chosen funding partner.
Solutions
Capitalflow’s Lending team engaged with the Promoters and their advisors in a proactive and collaborative manner, agreeing outline terms at an early stage to provide certainty of execution. A bespoke financing solution was structured to align with the Borrower’s operational requirements and long‑term plans. This approach enabled the Promoters to continue investing in and enhancing their prized asset through the planned capital expenditure programme, while ensuring the debt amortised over the loan term in line with Capitalflow’s credit appetite. The outcome was a flexible, well‑structured facility that supported both the immediate transaction objectives and the long‑term sustainability of the business.
